Apply for a rental property
This is the standardised Queensland rental application. Fill it in online and it comes straight to Shai-Marree — no third-party platform, no application fee.
Four things to know
One form per adult
Everyone over 18 who will live at the property submits their own application, including partners and housemates.
About 15 minutes
The form doesn't save as you go, so gather your documents first and complete it in one sitting.
Only what we may ask
Queensland law limits what an agency can request. We don't ask about past disputes, bond claims or your transaction history.
No cost to apply
There is no application fee and no charge for background checks. Applying never costs you anything.
What you'll need to upload
Proof of identity
- Driver licence or passport
- Medicare card or a utility bill in your name
Ability to pay rent
- Your two most recent pay slips
- Bank statements with transaction details removed
- Centrelink statements or proof of savings, if that applies to you
Rental history
- Addresses and dates for your last two rentals
- Contact details for those property managers
References
- Two referees who can vouch for how you'll care for the property
- Their phone and email
Haven't rented before, or can't provide one of these? Apply anyway and tell us in the notes — call 0400 974 739 and we'll work out what else will do.
Choose whichever suits you
Online, on this page
Complete the form below. It goes directly to our office, not to an outside platform.
Under the Residential Tenancies and Rooming Accommodation Act 2008 you must be offered at least two ways to apply, and at least one must not cost you anything or route your details through a third party. Both options above meet that.

Fields marked with an asterisk are required. Uploads accept PDF, JPG and PNG up to 5 MB each — a clear phone photo is fine.
Take a screenshot or save a copy of your answers before you submit — the form doesn't keep a copy for you.
What happens next
You get a confirmation email
Sent to the address on your application, within a few minutes. If it doesn't arrive, check your junk folder and then call us.
We verify your details
We contact your employer, previous property managers and referees, and check the tenancy databases listed on the form. Usually two to three business days.
The owner decides
We present applications to the property owner and let you know the outcome either way. An owner isn't required to give reasons for an unsuccessful application.
Lease and bond
If you're successful we prepare the tenancy agreement, lodge your bond with the RTA, and hand over keys along with the entry condition report.
How we handle your information
Stored securely
Your details are used solely to assess this application and are kept secure.
Destroyed if unsuccessful
Identity documents from unsuccessful applications are destroyed within three months of the tenancy starting, unless you agree otherwise.
Database listings
If a tenancy database check returns a listing against your name, we'll tell you the details of that listing.
If something isn't right
Applications are assessed on the information requested on this form only. If you believe you have been discriminated against on the basis of race, gender, age, disability, relationship status, sexuality or another protected attribute under the Anti-Discrimination Act 1991, you can contact the Queensland Human Rights Commission.
For general advice about your rights as an applicant or tenant, contact the Residential Tenancies Authority on 1300 366 311 or visit rta.qld.gov.au. A free interpreter service is available on the same number.
Stuck on the form?
Call or email and Shai-Marree will walk you through it. If you can't provide one of the requested documents, get in touch before you apply rather than leaving it blank.
